Chelsea is one of the most desirable areas in London to live (if you can afford the property prices!) as long as you don't need to be too close to a tube station.

Our Rating of Earls Court & West Brompton

Earls Court and West Brompton will never be as desirable as Chelsea, but in recent years they have become more popular due to less expensive housing options, location and good transport links which in turn have brought the areas up in quality.

General Description

On the Eastern side of this district, the main part of Chelsea is now very affluent, though this level of affluence has only occurred since the 1980's. Whilst Chelsea has always been linked with the wealthy there has also historically been an artistic element to the population which can be traced back to the late 19th century giving the area its bohemian roots. These days, current residents are international expatriates typically of European and American origin with the area housing some of the largest American communities outside of the US. On the Western side, Earls Court has a young vibrant feel with some lovely private gardens and squares nestled amongst the busy roads. Estate agents now describe Earls Court as "up and coming" with property prices rocketing in the last few years.

The high value housing areas are contained mainly within the SW3 postcode, and prices decrease as you move into SW5 or SW10. There are some delightfully quiet streets in the main part of Chelsea, both on the north and south sides of the upper part of the King's Road, within ten minute walk of Sloane Square and its tube station. Avoid the southern end of Chelsea on the river, as the Chelsea Embankment is a major traffic highway. If you need easy access to Heathrow, then look at parts of Brompton. The back streets are relatively quiet at night, and offer easy access to a Piccadilly Line station.

The southwestern end of the district is NOT on the tube network, so avoid it unless you're heading for Chelsea Harbour, which has a bus service to Fulham Broadway tube. There is also the Overground station at Imperial Wharf but this does not give you a good link towards the centre of London.

Types of Housing and Pricing

A multitude of different housing types exist in the area, ranging from the red-brick old-style apartment buildings of the Cadogan Estate (although strictly speaking these are in SW1), through to the modern Chelsea Harbour development. Ornate five storey stucco houses stand in the middle of Chelsea, whilst you will find pretty cottages and mews houses behind Sloane Street. Chelsea is one of the most expensive addresses to have in London. If you head out to Earls Court or West Brompton you will see a decrease in prices and also in the standard of the area.

The exception in SW10 is Chelsea Harbour which is much more expensive and prestigious than the rest of the area. Such is the attraction of living in SW3 that, after the Chelsea Harbour development was completed in the mid 80's, some of the residents tried to get the postcode boundary moved but the city authorities wouldn't allow it. Generally, anywhere with a river view will be more expensive than the surrounding properties. Whilst you will be able to find a selection of houses and flats available to rent in SW3, you will only, typically, find the larger houses in SW5 and SW10 and there will not be a vast selection.

Local Authority, Taxation and Crime Rates

The Royal Borough of Kensington and Chelsea Council is the administrative authority responsible for the local area. They levy an annual charge known as ‘Council Tax’ for local services such as waste collection, street lighting, police and fire services. You should expect to pay Council Tax whether you are renting or buying.

The police authority for the area is the Metropolitan Police. For non-emergency calls to the police, phone 101.

Your local Member of Parliament (MP) is elected by their local constituents to represent their interests and concerns in the House of Commons.

A good source of information for crime rates in the area is ‘Illustreets’. The website has a great interactive map which provides detailed local statistics, including standards of living.


The Kings Road which runs from Sloane Square out to the South West was renowned in the swinging sixties as one of 'the' places to shop. It has a multitude of British high street shops running down both sides. Sloane Square and Sloane Street are one of London’s premier shopping destinations with a variety of very high-end boutiques. The square is also home to Peter Jones, the large department store which is a shopping mecca for anyone who lives in Chelsea.

There are five main supermarkets chains in the UK: Asda, Morrisons, Sainsburys, Tesco and Waitrose. However, they now face competition from other brands such as Aldi, Lidl, The Co-Op and Marks & Spencer. Most offer on-line shopping facilities as well as Ocado, which is the only completely online grocery retailer in the UK, that offers Waitrose quality produce.

Waitrose and Marks and Spencer offer higher quality produce with prices reflecting this. Sainsbury’s and Tesco offer good value for money for a weekly family shop and Asda, Morrisons and The Co-Op are competitively priced with a larger range of budget everyday items. Aldi and Lidl are German brands that stock produce typical to the UK. They are often referred to as discount stores and offer fewer products.

Leisure Facilities

Chelsea Sports Centre - on Chelsea Manor Street where you can swim, work out and attend fitness classes. The centre also has two outdoor football pitches and a sports hall where you can participate in various racquet and ball sports.

Cineworld and Curzon Chelsea - both cinemas on the Kings Road, showing the latest box office releases, Bollywood movies and 3D films. Of course, there is a full choice of cinemas and theatres in the West End which is only a short taxi, bus or tube journey.

Chelsea Physic Gardens - Botanical gardens founded in 1673 by the Society of Apothecaries to study the medicinal qualities of plants.

Olympia London - An exhibition centre, music and conference venue opened originally in 1886 as the National Agricultural Hall.

Chelsea Football Club - World-renowned football (soccer) team currently in the Premier League.

Royal Court Theatre - World -renowned theatre on Sloane Square particularly known for its more modern shows.
