This is a friendly community to live in for young professionals and families alike. With a lively atmosphere on the high streets you can obtain a similar life style to the more expensive areas such as Hampstead, though the housing costs are far lower with the flats predominately taken up by young professionals and the Edwardian and Victorian houses being homes to families.

General Description

West Hampstead and South Hampstead are approximately 5 miles north-west of central London and are popular areas for professionals, as well as offering a safe and friendly atmosphere for families. The Overground, Underground and Thameslink rail stations are all within a few minutes’ walk of each other and provide good commuting options across London and from Bedford to Brighton. Due to this the area is very busy in the morning with commuters travelling in, particularly from areas north of London and changing on to the Underground. West Hampstead, previously known until the late 19th century as the village of West End, changed its name with the introduction of the train stations. Much of the area was rebuilt after the war and that combined with the good transport links has seen the area grow to be a popular choice for renting and buying property. The fire station, built in 1901 at the top end of the High Street is still operating and opens its doors once a for an open day. South Hampstead is a small, peaceful, residential area with red-brick houses and tree-lined streets. Whilst generally served by West Hampstead’s facilities the area does have a few pockets of restaurants, cafes and shops which have a slightly more laid back feel to them.

Brondesbury Park and Queens Park lay on the west of Kilburn High Road, the opposite side to West and South Hampstead. In medieval times Brondesbury belonged to St Paul’s Cathedral and was a rural area. It wasn’t until the mid-nineteenth century that residential London expanded and Brondesbury became a popular location for housing. There are 2 Overground stations, Brondesbury and Brondesbury Park with nearby Kilburn (Jubilee Line) and Queens Park (Bakerloo Line) providing underground service. The area was traditionally a ‘working class’ area until the 1980’s when investment began the rejuvenation of the area. Today the area is an affordable option with plenty to offer, though prices are on the rise, particularly with the introduction of a new French school a few tube stops on the Underground to the north in Wembley.

Named in honour of Queen Victoria in 1887, the area of Queens Park was formerly used for the Royal Agricultural Show but was then turned into a public park and is a huge draw to the area. The park is a little oasis in North West London offering not only the open space as well as a variety of facilities / attractions. Queens Park has Overground, Underground and National Rail stations allowing you easy access around London. The area was largely home to Irish and Afro Caribbean communities until the late 90’s when prices in Maida Vale and Notting Hill rocketed and forced local families and young professionals out of the area. Now Queens Park is considered a trendy, vibrant area and coupled with the great open spaces that are on offer it is a popular choice with first time buyers, young professionals and families.

West Hampstead and South Hampstead streets are lined with Victorian terraces, red brick mansion blocks and some larger houses, many of which have now been converted into apartments.

Brondesbury and Queens Park housing is a mixture of smaller Victorian terraces and purpose built modern flats. The larger red brick Edwardian semi-detached properties are sought after by families and can be found in the roads surrounding the park in Queens Park.

Local Authority, Taxation and Crime Rates

Camden Council is the administrative authority responsible for the areas of West and South Hampstead.

Brent Council is the administrative authority responsible for the local area of Brondesbury and Queens Park.

The main street is West End Lane which has plenty of restaurants, bars and shops and with the coffee shop culture in the area some great little cafes. The high street is also home to the most recommended restaurant in the area, ‘The Wet Fish Café’. Just a short walk away you will find Finchley Road (to the north-east) and Kilburn High Road (to the south-west) which offer alternative day-to-day shopping.

The O2 Centre on Finchley Road holds a large Sainsbury’s supermarket, cinema, Virgin Active Gym, beauty salons and a range of restaurants from Sushi to pizza.

Brent Cross shopping centre on the A41 North of Hampstead. It was opened in 1976 and has over 110 stores and cafes and plenty of on-site parking.

Westfield London is a large covered shopping centre in White City with over 255 shops and restaurants and a multiplex cinema. Within the centre is ‘The Village’ where you will find high-end stores such as Versace and Gucci. Outside you have a good choice of restaurants for al fresco dining if you prefer not to use the extensive indoor food hall.

West Hampstead has a weekly farmers’ market which sell a selection of local foods including fresh vegetables grown by the sellers themselves, fresh fish and meats and "home-made" pies, chutneys and cakes.

There are five main supermarkets chains in the UK: Asda, Morrisons, Sainsburys, Tesco and Waitrose. However, they now face competition from other brands such as Aldi, Lidl, The Co-Op and Marks & Spencer. Most offer on-line shopping facilities as well as Ocado, which is the only completely online grocery retailer in the UK, that offers Waitrose quality produce.

Waitrose and Marks and Spencer offer higher quality produce with prices reflecting this. Sainsbury’s and Tesco offer good value for money for a weekly family shop and Asda, Morrisons and The Co-Op are competitively priced with a larger range of budget everyday items. Aldi and Lidl are German brands that stock produce typical to the UK. They are often referred to as discount stores and offer fewer products.

Swiss Cottage Leisure Centre - 2 swimming pools, main and teaching, gym, sports hall, squash courts, climbing wall, Spa, indoor children’s soft play area, outdoor football pitch, café and crèche.

Hampstead Golf Club - a 9 hole course set in parkland and is the closest course to the centre of London.

The Vue Cinema – in the O2 Centre Finchley Road, has 12 screens with luxurious seating and live special events.

The Tricycle Theatre and cinema – located on Kilburn High Road. Many of the theatre products are thought proving and reflect the cultural diversity of the area.

The Lexi Cinema - the first UK social independent boutique cinema that is run by volunteers with all profits going to charity.

Queens Park is a beautiful 12 hectare park offering an all-weather tennis courts, a pitch and putt course, ornamental garden, children’s play area and pets’ corner. From summer 2016 the Grade 2 listed bandstand will be used for weddings and renewing wedding vows.

Local Attractions

Hampstead Heath - the largest attraction in the area which covers 791 acres within two London Boroughs. It has been designated a site of Special Scientific Interest by English Nature. In addition to its 25 main ponds the Heath has areas of ancient woodland, bog, hedgerow and grassland. There are eight different areas for children's play and many sports facilities including tennis, volleyball, football, cricket and bowls. There are four different swimming facilities, three of which are ponds, and two are open all year round. Special events are organised throughout the year including jazz concerts, fishing teach-ins, fun fairs and children's entertainment. Hampstead Heath is also a favourite site for kite flyers.

Kenwood House - a Neo-Classical house on the north side of Hampstead Heath. The house contains the most important private collection of paintings ever given to the nation. The grounds are beautifully landscaped and in the summer there are open air concerts in the bowl by the lake.

The Freud Museum - home to Sigmund Freud, the Freud Museum at Hampstead is set in the house and gardens that Freud and his family fled to in 1938 after escaping from Austria. Various exhibitions are shown throughout the year alongside the permanent collections, including the most famous piece of furniture associated to Freud, his psychoanalytic couch.

The Ben Uri Art Museum - known as the ‘Art Museum for Everyone’ encompasses art from all cultures and religions whilst celebrating the Jewish visual arts.

London Walks – the company claims to be the oldest walking tour company in London. The family run business was set up by an Australian, Keith Baverstock, due to the uninspired tours being offered by other companies at the time.
